Extensive details have been revealed about the proposed $1.5 billion “multi-purpose, enclosed ballpark” on the Las Vegas Strip that could become home to the Las Vegas Athletics MLB franchise in time for the 2028 baseball season.

If all goes well for developers, the site could become home to the Las Vegas Athletics MLB franchise in time for the 2028 baseball season.

The domed ballpark would have a 373,000-square-foot footprint and is expected to reach a height of 320 feet. For context, that is 27 feet taller than the nearby MGM Grand Resort & Casino. The ballpark would include field-level seating, a lower suite level including a team store and press facilities, an upper suite level, an upper concourse level, and an upper deck level.

As previously reported, the document states the capacity of the proposed Athletics ballpark on the former site of the Tropicana Las Vegas resort would be 33,000. However, the document specifies that only 30,000 seats would be available and 3,000 “standing room occupants” can be accommodated through all stadium levels.

Of the 30 major league stadiums, the proposed ballpark would be the smallest in terms of capacity, ranking below Progressive Field, home of the Cleveland Guardians, which seats 34,830. The Athletics’ former home, the Oakland Coliseum, was the largest, seating 56,782 until the Oakland team discontinued using that venue at the end of the 2024 season. Dodgers Stadium in Southern California will become the largest MLB stadium at the onset of the 2025 season.

The proposed ballpark would occupy approximately nine acres near the center of the parcel of land formerly inhabited by Tropicana Las Vegas, with the shared features taking up approximately 0.4 acres.

In addition to the ballpark, the document states that the remainder of the site would be developed to include a new resort and hotel designed to complement the ballpark design. The integrated resort would share a parking garage and some roadways with the new ballpark. That parking garage would be 11 levels — nine above street level and two below — and is expected to provide 2,500 parking spaces.

Access to the site from the Las Vegas Strip is detailed in the proposal, which lists eight driveway entrances into the venue. Two of them would exist along Las Vegas Boulevard, three along Reno Avenue, and three along Tropicana Avenue. It also predicts pedestrian bridges would lead visitors to an entrance area.

Additionally, the paperwork states that event attendees would have “numerous travel options to attend an event, other than driving.” Those options include rideshares like Uber or Lyft, taxis, RTC transit, shuttle busses, limousines, walking paths, and the Las Vegas Loop, which is currently under continuous construction by Elon Musk’s Boring Company.

The integrated resort, which is adorned with the Bally’s logo, details the property that would butt up against the new Athletics stadium. A hotel tower would be part of phase one, towering 495 feet over the Las Vegas Strip. It would include 33 guest room levels between the fourth and 36th floors and three suite levels on the 37th, 38th, and 39th floors. A video tower feature would rest at the corner of Las Vegas Boulevard and Tropicana Avenue on the Las Vegas Strip and reach 250 feet in height.

Athletics StadCo, LLC, a corporation located in Oakland at the Coliseum, submitted the planning documents.

“The Ballpark will be an asset for the community as well as serve as a tourist attraction. In addition to serving as the Athletics’ home field, the Ballpark can hold a variety of other events,” the application said. “The site’s location and proximity to other compatible uses makes the site an ideal location for the proposed Ballpark and accessory uses.”
